Villa Lungomonte was built in the fifteenth century as a hunting retreat for the Medici, on the ridge where the Monti Pisani fall away towards the sea. Six centuries later it is still a private house — frescoed, shuttered against the August heat, and let to one party at a time.
Fifteen bedrooms in the villa and two cottages in the grounds. The rate covers twenty-four across twelve bedrooms, and the house takes thirty with the cottages opened. You take all of it: the ballroom, the pool and its casita, the olive grove, the old oak the table goes under.

Six hundred years of one family’s summers
The great hall runs the whole depth of the villa, with arched doors at both ends thrown open in August so that the draught crosses from the north garden to the south lawn. It is the room that decides how a week here goes: breakfast at one end, cards at the other, and thirty people at dinner without anyone moving a wall.
The rooms
A pool in the park, and eleven hectares of olives
The pool sits below the house among mature trees, out of sight of the villa and of everything else. Beyond it the olive grove runs down the hill and is still picked each November.
Dinner is usually outside: under the loggia if it is hot, or at the long table strung with lights beneath the limes.

Getting here
Thirty minutes from an international airport, and still on a hill road above the village.
Pisa airport is thirty minutes away and has direct flights from most of northern Europe. Florence is an hour by car, Lucca forty minutes, and the Versilia beaches under an hour.
You will want a car. The villa sits on a hill road above the village, and while there is a small shop and a good trattoria in Asciano Pisano, everything else — Volterra, San Gimignano, the Chianti — assumes you are driving.

Questions we are asked
Can we rent just a few rooms?
No. Villa Lungomonte is let on an exclusive-use basis: you take the whole property, both cottages included, and no one else is on site during your stay.
What is the minimum stay?
Seven nights in high season, with Saturday changeovers. Shorter stays are sometimes possible in spring and autumn — ask.
Do we need a car?
Yes. The villa is on a hill road above Asciano Pisano, thirty minutes from Pisa airport. There is parking for eight cars.
Can we hold a wedding here?
Yes. The villa is licensed for civil ceremonies and the lower lawn seats one hundred and twenty. We work with a small number of planners who know the house.
Is the house air-conditioned?
Every bedroom is. The ground-floor rooms have metre-thick walls and stay cool without it, which is how the house was designed to work.
Are staff included?
A housekeeper comes daily and the pool is maintained twice a week. Cooks, drivers and childcare can be arranged and are billed separately.
